There are multiple ways to conserve your land for the future. KHLT can help you and your family discover the option that is best for you. It is important to discuss all potential donations or sales with an attorney and/or tax advisor, as each person’s situation is unique. KHLT does not provide specific tax or legal advice. Donation of Conservation Easements

Conservation easements are voluntary, lasting legal agreements that allow landowners to continue to own the land while protecting their property’s conservation values. The terms of each individual conservation easement are tailored to each property, the landowner’s wishes, and KHLT’s criteria. The lasting protection of these lands is ensured through KHLT’s Stewardship Program.

Donations of Land

Giving your land to KHLT is a wonderful legacy you can leave for the future. KHLT evaluates all proposed donations to determine whether the land has conservation values that we can protect into the future. This includes assessing biological values and the anticipated costs of owning the land for conservation.

Bargain Sale of Land for Conservation

Selling land for less than fair market value is what we call a “bargain sale”. This option can work for landowners who are willing to sell their land for less than full market value. 

Tradeland

Giving a gift of a town lot, a small rural parcel, commercial property, or a single-family home—each of these are an example of what we call “tradeland.” Tradeland is non-conservation property donated with the landowner’s express permission to sell it to support KHLT’s conservation work. A tradeland donation may provide significant tax benefits to the donor and relief from the expense and responsibility of managing the property.

Tax Incentives

Donation of a conservation easement, property, bargain sale, or tradeland may provide the land owner significant tax benefits. KHLT cannot advise on any tax related issues. Landowners should speak with an attorney and tax professional for guidance. More information can be found below.
